Check-in Policy

We will make every effort to have your accommodation ready between  4:00-7:00pm but check-in delays may occur during peak rental times. We appreciate your patience and ask that you have alternate plans should delays take place. If you will be arriving after 6:00pm you must notify the office at least 24 hours in advance to make arrangements for a late check-in. No refunds will be given for late arrivals or early departures.

Check-out  Policy

The Property must be vacated no later than 10:00 AM on the Departure date. Failure to vacate the  Property,  properly  lock  and secure all of the Property’s bicycles (if present), and/or return all keys, amenity passes and garage door openers to the Company’s office by 10:00AM  on the Departure date will result in an automatic penalty fee equal to one night’s rental rate, which Guest hereby authorizes the Company to charge to the credit card on file.

Any keys, amenity passes or garage door openers not returned to the Company’s office upon check-out will result in a charge of $75 per item to your account. There will be a minimum charge of $150 for after-hours lockout/non-emergency service calls. If complimentary bicycles are available for Guest’s use at the Property, any damaged or lost bicycles or bicycle locks will result in a charge to your account of $75 and $25, respectively. By signing below, Guest authorizes the Company to charge such charges to the credit card on file. 

The Rosemary Beach Cottage Rental Company office is located at 78B North Barrett Square in the Town Center of Rosemary Beach®. We are open 8am to 6pm, Monday thru Saturday and 9am to 5pm on Sundays.

Online Reservations
Reservations made through our website are subject to review. If your reservation is made outside of the required booking guidelines (i.e. arrival day and length of stay), a vacation specialist will contact you to discuss options to correct your reservation.

Rates & Nightly Minimums
All rates, fees, and policies are subject to change without notice. Rates are subject to 11.07% tax (7.07% state tax and a 4.0% local tax), a 1% Rosemary Beach® Town Center fee, and a $99 reservation fee.

Advance Deposits & Payments

Rosemary Beach Cottage Rental Company requires a 50% deposit when making the reservation. We will process this deposit by use of Visa, MasterCard, American Express or Discover. Personal checks will not be accepted. The remaining balance (50%) will be due 14 days prior to the date of arrival and will be charged to the credit card on file unless other payment arrangements have been approved by Rosemary Beach Cottage Rental Company. If the remaining balance is not effectively paid 14 days prior to the date of arrival for any reason, Rosemary Beach Cottage Rental Company may consider your reservation cancelled and may retain the 50% deposit as a cancellation fee. If your reservation is made within 14 days of your arrival date, payment in full will be required at the time the reservation is made. There will be no refunds for no-shows.

Cancellations & Changes 
Upon booking a reservation you have 48 hours to cancel/change with no penalty. After the first 48 hours, cancellations or changes will result in the forfeiture of your 50% deposit plus the $99 reservation fee. If a cancellation occurs within 14 days of your arrival date, the entire balance of your stay will be non-refundable and non-transferable.  No refunds will be given for late arrivals or early departures.

Travel Protection Insurance
Rosemary Beach Cottage Rental Company has partnered with Red Sky Travel Insurance to provide Sun Trip Preserver® coverage for our guests. Sun Trip Preserver provides cancellation and interruption services as well as emergency assistance and travel services. Protect yourself in the event of hurricane evacuations and family emergencies such as illness or death in the family. The travel insurance is optional and the cost is 6.95% of your total reservation stay.

Packages and Deliveries
If you need to have items shipped to the office prior to your stay, please ensure you include the name on the reservation and property name. Please note: there is a $50 delivery fee for items to be delivered to the home. There is also a $25 stowage fee for boxes that must be stored for more than 48 hours at the office. The stowage fee is per reservation and up to 5 boxes. If more than 5 boxes, there will be a $5 charge per additional box. Additionally, if you have an outside company delivering items that may need access to the property prior to your arrival, there will be a $75 fee to have a Rosemary Beach Cottage Company representative meet them at the property. Access will not be granted to homes that are not marked ready for arrival. We cannot guarantee readiness for any property. If business levels do not allow, outside companies may have to wait until the registered guest has arrived and has checked in before gaining access to the property. As you look forward to your vacation with us, we would like to remind you of possible construction activity taking place in our growing area this year. A construction schedule has been established for all builders in Rosemary Beach®. Barring any extreme exceptions, construction is scheduled for 7am to 6pm, Monday through Friday, and 8:30am to 5:30pm on Saturday. There will be no construction on Sunday or holidays.

We will make every effort to express the amount of construction activity you could expect during your stay with us. However, we do not know exactly when new construction will start or how long to expect construction on any one house to last. There will be no refunds or discounts given due to the status of construction on property. Any guest who chooses to change cottages due to construction will forfeit their advance deposit. Please feel free to call with any questions concerning the presence of construction around your accommodation.

Beach Advisories and Closures
Subject to Rosemary Beach Cottage Rental Company’s Cancellation Policy and Refund Policy herein, it is expressly agreed that Rosemary Beach Cottage Rental Company will not be held responsible and will not issue a refund or discount for any reservations that are cancelled, prevented, restricted or interfered with by circumstances beyond its reasonable control, including without limitation: beach closures due to currents and rip tides or other water related advisories issued by any governmental authority, the presence of marine pests, the presence of algae (Red Tide or otherwise) or Koeleria (June grass), fire, flood, Acts of God, storms, wars, civil or military disturbances, environmental hazards, or any other cause whatsoever beyond the reasonable control of Rosemary Beach Cottage Rental Company.  In the event you attempt to cancel your reservation, arrive late, depart early, or otherwise alter your reservation as a result of any of the foregoing, you will be subject to Rosemary Beach Cottage Rental Company’s Cancellation Policy and Refund Policy as detailed herein. Rosemary Beach Cottage Rental Company offers Sun Trip Preserver which can be purchased anytime prior to your final payment unless there is a named storm.

Unavailability of Accommodation
In the event your accommodation becomes unavailable (i.e., damages, sale of cottage, removal from rental program, or other reasons beyond our control) we will substitute a comparable property. If a comparable property is not available, you will have the option of selecting from other available accommodations at the published rate or receiving a full refund of monies paid. We will make every attempt to notify you if this situation arises and apologize for any inconvenience.

Condition of Cottage
All of the rentals at Rosemary Beach® and in the 30A Collection by Rosemary Beach® are privately owned and reflect the personality and unique tastes of their owners. While we try to describe each cottage accurately, the owners reserve the right to change furnishings at any time. We also work very hard to maintain working order of all equipment in your accommodation. While we apologize for any inconvenience a mechanical failure or utility outage may cause, we will not be able to offer discounts or refunds. For purposes of our booking system’s search engine, a “bedroom” may be considered an open loft, a bunkroom or an open sleeping space, generally.  We strive to provide property images and descriptions that are as accurate as possible; however, please confirm exact bedroom types with a reservation agent if it is a concern. Please be aware that each rental property is unique and may be situated very close to adjacent properties.  Additionally, it is possible that your rental property may share a courtyard or lot with a carriage house or main house that is owner-occupied or rented to separate guests from your party.

Your accommodation may or may not be equipped with telephone and internet services. Outgoing long-distance telephone calls may be blocked but may be made by utilizing a calling card or by calling collect. Please note that Rosemary Beach Cottage Rental Company is not responsible for and cannot guarantee the quality of internet, telephone or television service in any of the accommodations. Service may be limited or disrupted due to conditions beyond our control and some devices may not work properly while using the internet. Should you experience a problem, please contact the front desk and we will contact the service provider for repairs.  Rosemary Beach Cottage Rental Company makes every effort to keep each accommodation and its equipment in good working order and to make repairs as soon as possible when notified of a problem; however, no refunds or rate adjustment whatsoever will be made for technical failures or service interruption of telephone, internet or television services that occur during your stay. Guests are always welcome to use our business center computer with internet access located at the front desk during normal business hours as needed.

Specialized Smoke Detectors
Specialized smoke detectors for the deaf and hearing impaired are available upon request by any guest that might require such specialized smoke detectors.

Parking in Rosemary Beach®
Parking is limited within the Rosemary Beach® community. Every accommodation is limited to one vehicle unless otherwise stated in the website property description. Garage access or on-site parking pads are not guaranteed. Please contact our office for information about additional parking options within the community. We will issue and enforce parking pass usage during your stay. Golf carts, all-terrain vehicles (ATVs), go-carts, Low Speed Vehicles (LSVs), motor-scooters or similar motorized off-street vehicles, and any other similar motorized vehicles are not permitted in the Rosemary Beach® community; however, motorized wheelchairs and similar devices are permitted.

The following parking rules shall be followed by Guest and third parties invited onto the property by Guest, as said rules are designated by the Board of Directors of the Rosemary Beach Property Owner’s Association, as found in Exhibit E to the Declaration of Covenants, Conditions, Restrictions and Easements for Rosemary Beach (the “Declaration”), as it may be amended from time to time by the Rosemary Beach Property Owner’s Association Board of Directors:  Inoperative vehicles, travel trailers, recreational vehicles, buses, trucks with more than six (6) wheels, boats, and trailers shall not be stored overnight within the Common Areas or upon any Lot unless kept in a closed garage so as not to be observable from other Lots or the Common Areas. (1/1996). Automobiles may be parked only in the driveway or garage of any Lot or in other areas specifically designated for parking within Rosemary Beach. Vehicles parked in a lane directly opposite a garage or other parking location must be completely off the lane pavement. Vehicles parked in a lane in other locations must be at least 50% off the lane pavement. No parked vehicle may be on any landscaped area. (1/1996, Updated 4/2011). Violation of the aforementioned rules could result in a fine or towing at the owner’s expense. Please take note of these rules and utilize available parking accordingly. Rosemary Beach Cottage Rental Company will not be liable for any fines or towing expense incurred by Guest or third parties invited onto the property by Guest, nor will any discounts or refunds of any nature be available to Guest for any parking issues experienced by Guest or members of Guest’s party.

Parking at the 30A Collection by Rosemary Beach®
All properties not within the community of Rosemary Beach® have individual parking situations. Additional information will be provided upon check-in.

Our housekeeping staff works diligently to prepare each home in preparation for your arrival. Daily housekeeping is not included in your rental rate but can be arranged for a nominal fee. For stays five nights or longer, you will receive a linen exchange. Fees for departure cleaning and for linen exchange, when applicable, are included in your published rental rate. Bed linens, bath, and pool towels are provided but we do request that you bring beach towels. Damage charges will be applied to the credit card on file in the event that excessive cleaning is needed following Guest departure. Please be aware that some of the housekeeping amenities provided in the property (shampoo, conditioner, soap, etc…) may contain products that you or your family members may be allergic to, including, but not limited to nuts, tree nuts or other nut products. Please carefully read product labels to prevent allergic reaction to you or your family members and refrain from using any products which may contain known allergens. 

Damage to Property
Rental guests agree to be responsible for all incidentals incurred during the stay in the property. Specifically, rental guests are responsible for the property and its contents during occupancy. Rental guests agree to lock windows and doors securely when not in the premises and that rearranging furniture or removing items from the property is prohibited. Upon check-out, the property will be inspected for damage, missing items, and abnormally or excessively dirty condition. Guest agrees to pay an additional, commercially reasonable cleaning fee starting at $250, should the property be left in a dirty condition. Guest further agrees to be responsible for and to provide payment for any damage or loss of property that may occur during their stay, and that any additional damage, loss, incidentals, or cleaning fees may be applied to the credit card on file if no other arrangements have been made following Guest departure.

Keys, Amenity Passes or Garage Door Openers
Any keys, amenity passes or garage door openers not returned to the front desk upon check-out will result in a charge of $75 per item to the credit card on file. There will be a minimum charge of $150 for after-hours lockout/non-emergency service calls.

Bikes/Back Pack Chairs 
If complimentary bicycles are available for Guest’s use at the Property, any damaged or lost bicycles or bicycle locks will result in a charge to your account of $75 and $25, respectively. For guests staying in Seacrest Beach properties, any damaged or lost backpack chairs will result in a charge to your account of $175 per chair.

Pets are prohibited in properties that are not designated as “pet friendly.”  There are a limited number of accommodations that allow well-mannered, house trained, family-friendly and healthy dogs only. A non-refundable pet deposit is required based on your pet’s weight. If you have reserved a pet friendly property, please notify our office when booking your reservation to inform us that you are bringing a pet. Upon check-in, you will receive a pet deposit contract along with your rental agreement. If there is evidence of a pet in a non-designated accommodation, you will be charged a minimum of $500 for additional housekeeping and/or damages and you will be required to remove the pet from the premises. If you do not immediately remove the pet from the property upon request, you will no longer be entertained as a guest of Rosemary Beach Cottage Rental Company and will be evicted from the property. Please contact our office for any questions regarding our pet policies.

No Smoking Policy
Smoking, as further described herein, is strictly prohibited in all accommodations. For cleanliness, safety and to assure that the privately owned properties are not exposed to items or actions that create an odor which is unhealthy and/or objectionable to our homeowners, guests and/or staff, and that is difficult to remove from the air, carpet, drapery, walls, and furniture, we DO NOT PERMIT smoking tobacco (cigars, cigarettes, etc.), marijuana, illegal drugs, e-cigarettes, vape pens, vaping, cartridges containing the liquid of nicotine or other substances, hookahs or incense (“Prohibited Items”) in all areas of the properties, including but not limited to in the courtyards, stairwells, and on the patios, porches or balconies of the properties (collectively referred to as the “No Smoking Policy”).

Any evidence of the above referenced Prohibited Items or related odors found in any area of the properties, including but not limited to burn marks, ashes, smoking paraphernalia or the smell of any type of smoke or odor relating to any of the above referenced Prohibited Items found in the properties will result in a $500 minimum charge for additional housekeeping and/or damages. Guests are encouraged to notify the Front Desk staff immediately if they smell smoking tobacco smoke of any kind, e-cigarette, vaping or vape pen odors, hookah or marijuana smoke, or any other objectionable odors. This policy is not intended to stop people from smoking, but to regulate where they smoke and how it affects others or the properties.


I acknowledge that smoking or vaping is strictly prohibited in all areas of the Property, including but not limited to the inside of the Property, in the courtyards or stairwells, and on the patios, porches or balconies. I acknowledge there is a $500 cleaning fee should any evidence of smoking or vaping be found in the Property, including but not limited to burn marks, ashes, smoking paraphernalia or the smell of any type of smoke vapor, or odor relating to an Prohibited Items (as described in the Company's No Smoking Policy) found in the Property. By signing below, Guest authorizes the Company to charge $500  to the credit card on file for any violation of the "No Pets" or No Smoking Policy by Guest, Guest's family members or any third parties invited onto the Property by Guest.

Maximum Occupancy

The maximum occupancy is stated in all property descriptions. Any child above the age of 2 is considered an occupant and must be included in the occupancy total. Rollaway beds, inflatable mattresses, and sleeping bags are prohibited. If you are found to exceed the maximum occupancy of your accommodation, an additional rental property will be required and charged. Additionally, parties or gatherings at the property that result in the maximum occupancy of the accommodation being exceeded are not permitted.

Lost & Found
We are not responsible for items left behind but will make every attempt to return them if notified within 7 days of your departure. Postage will be charged to your credit card on file along with a $10 handling fee.

Guest agrees to indemnify and hold Homeowner and Rosemary Beach Cottage Rental Company harmless from any liability for personal injury or property damage sustained by Guest or parties invited onto the property by Guest.

COVID19 Warning 
We have taken enhanced health and and safety measures for you, our other guests, and our employees. We ask that you follow all CDC recommended guidelines while in the Inlet Beach, Seacrest Beach and Rosemary Beach communities. An inherent risk of exposure to COVID19 exists in any place where people are present. COVID19 is an extremely contagious disease that can lead to severe illness and death. According to the CDC, senior citizens and guests with underlying medical conditions are especially vulnerable. By staying in the Property, you and your party voluntarily assume all risks related to exposure to COVID19. 

Rosemary Beach Cottage Rental Company is the rental agent for each individually owned property. We are not responsible for theft, acts of destruction, or gross negligence. Additionally, the rental reservation must be held in the name of, and check-in completed by, an individual who is at least 25 years of age; Rosemary Beach Cottage Rental Company reserves the right to refuse rental to anyone who fails to comply with this reservation policy. Please contact our office to discuss this policy in further detail. ROSEMARY BEACH® is a registered trademark owned by Rosemary Beach Holdings, LLC and is used with permission pursuant to a license from Rosemary Beach Holdings, LLC.

By signing below and intending to be legally bound hereby, Guest agrees that Guest and  their  assignees, heirs, devisees, guardians, personal representatives of their estate, and any other persons or entities acting in any capacity on their behalf, shall release from liability and indemnify, defend and hold harmless the Property owner and Rosemary Beach Cottage Rental Company, and  each of their agents, directors, officers, managers, employees, and all other related persons or entities (the  “Released  Parties”),  from  and  against any and all liability, suits, claims, costs and expenses, including reasonable attorneys’ fees, arising out of personal injury  (including  death), property theft or property damage sustained during the stay at the Property  by  Guest,  Guest’s  family  members  or  third  parties invited onto the Property by Guest, including where the same arise from any negligence of any kind of the Released Parties, except insofar as the same result from the willful, wanton or intentional misconduct or reckless negligence of the Released Parties.
